mselect is looking to hire a Project Manager for a real estate client in Erbil, Iraq. Candidates must have a minimum of 10 years’ experience in the field of real estate development and/or Franchise Operations. Fluency in English, Kurdish is a must, Arabic is a plus.

JOB SUMMARY
The purpose of this role is to manage and oversee the execution of development projects, ensuring they are delivered on time, within budget, and to the required quality standards. The Project Manager will work closely with the Project Director and other departments to ensure the successful delivery of the business’s product pipeline. This role involves coordinating with various stakeholders, managing project teams, and ensuring a safe working environment.

KEY RESPONSIBILITIES
  • Collaborate with the HR team to identify and retain the best staff for project teams.
  • Ensure staff are engaged and active throughout the development process.
  • Assist in preparing the project vision, objectives, direction, project brief, feasibility, and project financing strategy.
  • Coordinate with consultants to prepare Concept, Schematic, Detailed Design, and Documents. Ensure efficient build-ability through design.
  • Assist in screening and selecting contractors to ensure the best quality and value for each project. Review and direct the issuance of requests for proposals and tender/contract documents.
  • Manage the consultants and contractors for each project, maintaining approved budgets, quality, and time schedules. Collaborate with selected Operator teams during design and creation phases.
  • Implement and maintain the “Estate Master Development Manager” and “Franchise Development Manager Model” models, updating with actual project data as it becomes available. Convene weekly project meetings and prepare monthly reports for the Project Director.
  • Identify potential risks to the project and develop mitigation strategies to minimize impact.
  • Implement quality control procedures to ensure that all project deliverables meet the required standards.
  • Ensure that all projects comply with local, state, and federal regulations, including zoning, environmental, and safety standards.
  • Efficiently allocate resources, including personnel, materials, and equipment, to ensure project milestones are met.
  • Act as the primary point of contact for clients, providing regular updates and addressing any concerns or issues that arise.
  • Maintain comprehensive project documentation and prepare detailed reports for stakeholders, including progress updates and financial summaries.
  • Provide training and development opportunities for team members to enhance their skills and knowledge.
  • Continuously seek opportunities to improve project processes and implement innovative solutions to enhance project outcomes.

REQUIREMENTS

Educational Qualifications:
  • University Degree from a recognized accredited University and Professional Registration in the field of Architecture or Engineering.
  • Complimented with PMP/ PRINCE2 certifications.
Years of Experience:
Minimum 10 years’ experience in the field of real estate development and/or Franchise Operations
