mselect is looking to hire a Project Director for a real estate client in Erbil, Iraq. Candidates must have a minimum of 10 years’ experience in the field of real estate development and/or Franchise Operations. Fluency in English, Kurdish is a must, Arabic is a plus.

JOB SUMMARY
Purpose of this role is to collaborate with the Project managers to prepare recommendation papers for the Group CEO on each development. Recommendations will demonstrate the best, most effective use of Company assets which will make the highest financial returns. The position will also ensure the projects are delivered professionally and successfully using well-devised strategies through to hand-over and operational management. The core responsibility will be to deliver Business’ product pipeline on time, on budget and to appropriate quality standards, ensuring a safe working environment.

KEY RESPONSIBILITIES

  • Work with other departments to prepare the project vision, objectives, direction, project brief, feasibility and project financing strategy

  • Designing the project: Screen, procure and lead consultants through to the preparation of Concept, Schematic, Detailed Design, and Documents Ensure efficient build-ability through design

  • Screen and select contractors to ensure best quality and value for each project Review and direct issuance of requests for proposals and tender / contract documents

  • Direct the management team responsible for the consultants and contractors for each project, maintaining the approved budgets, quality and time schedules Where necessary, work with selected Operator teams during design and creation phases

  • Import and maintain the "Real Estate Master Development Manager Model" and “Franchise Development Manager Model” model, updating with actual project data as it becomes available Convene weekly project meetings and prepare monthly reports for the Group CEO and Board

  • Develop and implement risk management strategies to identify, assess, and mitigate potential project risks

  • Foster strong relationships with key stakeholders, including investors, government agencies, and community groups, to ensure project support and alignment

  • Ensure all projects comply with relevant local, state, and federal regulations, including zoning, environmental, and safety standards

  • Establish and monitor key performance indicators (KPIs) to track project progress and performance, making adjustments as necessary to stay on target

  • Promote a culture of continuous improvement by identifying and implementing innovative solutions to enhance project outcomes

  • Oversee the allocation of resources, including personnel, materials, and equipment, to ensure efficient project execution

  • Act as the primary point of contact for clients, providing regular updates and addressing any concerns or issues that arise

  • Training and Development: Provide training and development opportunities for team members to enhance their skills and knowledge

  • Maintain comprehensive project documentation and prepare detailed reports for stakeholders, including progress updates and financial summaries

  • Integrate sustainable practices into project planning and execution to minimize environmental impact and promote long-term viability


REQUIREMENTS

Educational Qualifications:

  • University Degree from a recognized accredited University and Professional Registration in the field of Architecture or Engineering

  • Complimented with PMP/ PRINCE2 certifications

Years of Experience:
Minimum 10 years’ experience in the field of real estate development and/or Franchise Operations
